IT server rooms classifying, managing and controlling

We have a number of IT server equipment rooms. For most of the time these are unmanned. However, periodically they are taken over by technical staff to make various upgrades. Neither work-spaces, nor store rooms, they are at variance with the norm and we struggle to find a balance as to how to equip them in terms of lighting, ventilation etc to make a proper habitable environment. Issues such as housekeeping and entry are of concern and we are interested to know how other companies classify, manage and control these spaces so as to properly protect their people.
